Gray Court Apartments Rental Criteria:

All rental decisions will be based on a complete application and submitted application fee. Applications are scored by an Objective Third Party Scoring System; in the event you are declined you will receive an “Adverse Action” letter via USPS Mail with the necessary information to dispute your credit or criminal history

Applicants: All leaseholders must be 18 years of age or older.  All those over the age of 18 who will live on the property must fill out a separate lease application.  Everyone under the age of 18 who lives in the property must be registered as an occupant on the lease.

Financials: Total monthly household gross finances for all applicants must be at least three (3) times the amount of the monthly market rent.  Applicants must provide proof of income or current financial backing; acceptable proof of income include two recent paycheck stubs, most recent W-2, verifiable documentation from current employer, or proof of financial aid.

Credit Report: A credit report is completed on all applicants with results factored into a credit scoring model.

Rental History: Your rental history will be evaluated to see if there are prior evictions or outstanding debt.  A valid rental reference may be required.

Criminal Record: Our Criminal Background Checks are processed using a sophisticated criminal decision system that objectively categorizes criminal records based on offense type and disposition.

Fees and Deposits:

  • $50.00 Non-Refundable Application Fee per Applicant
  • $250.00 Security Deposit, check or money order can be made payable to “Gray Court”
  • $100.00 Non-Refundable Pet Fee (breed restrictions may apply)
  • Additional fees may apply for a short-term lease
